Tenants - What Will Be Required From You

Once you have found a suitable property you would like to rent you would need to contact us with regard to the following:

Completion of application forms for any proposed tenants over the age of 18. This would include:  

  • Name and address of employer  
  • Name and address of present/previous landlord  
  • Name and address of accountant – should you be self employed  
  • Name and address of financial reference  
  • Name and address of guarantor (if required)  
  • Payment of our administration fee  
  • Copy of photographic identity for each proposed tenant  
  • Proof of occupation of present address


Tenancy Agreement

Once the referencing is completed and trusting your application is accepted, we would then produce the necessary tenancy agreement(s). This would be a six month Assured Shorthold Tenancy agreement in line with the Housing Act 1988 as amended by the Housing Act 1996. Should the tenancy continue past the initial six month period, it would become a periodic tenancy thus running on a month to month basis with either party giving the required notice, as per the conditions of the tenancy agreement.

Future Payments of Rent

Whenever possible, a standing order mandate would also be sent with the contracts in order that all future rent payments would be paid this way. However, the initial rent payment, along with a deposit would be required as cleared funds prior to the commencement of the tenancy.

Deposit Payment

Once the deposit is received this will be registered with The Dispute Service – the tenancy deposit scheme with which we are registered. You will be given a copy of the certificate once registered. Should you wish at any time to check the registration, you can do so by logging onto their website www.tds.gb.com

On occasions however, the landlord may decide to use his own scheme. Should the landlord decide this course of action, you will be advised which scheme will be used, what will be happening to your deposit monies, and a copy of the certificate will be forwarded to you once the deposit is registered.

Commencing the Tenancy

Once all the above has been carried out, please call on the commencement day of the tenancy to collect the keys to the property.

In most cases, from that day onwards, you will also be liable for the various outgoings to include council tax, electricity, gas (if connected), oil (if connected), and water payments.

During your Tenancy

Force and Sons will, from time to time, and by appointment, call to view the condition of the property and gardens to ensure that they are being maintained as per the tenancy agreement.
