Force and Sons Lettings would be delighted to handle the letting of your property and would like to let you know about the two different services we can offer:


Full Management Service

We would call and inspect the property and advise you with our professional opinion on rental value. Colour particulars would be produced to hand out to prospective tenants calling at our Exeter, Teignmouth and Dawlish offices. Regular advertisements would be placed within local newspapers along with marketing on all the major property portals. We would normally hope to accompany any prospective tenants wishing to view the property.

A landlord may set restrictions with regard to the keeping of pets, smoking, tenants receiving Local Housing Allowance and children. These can be agreed prior to marketing the property.

Once a suitable tenant has been found we will either carry out a full credit check through a Licensed Credit Referencing company who will also advise if we require a Guarantor. This Company also offers a Rent Guarantee Scheme, for which further information can be provided. Alternatively, we will undertake personal referencing.

At the same time arrangements will be made to prepare an Assured Shorthold Tenancy Agreement. Arrangements will be made with the appropriate utility companies for existing accounts to be closed or updated. At the commencement of the tenancy the initial month’s rent will be collected by this office and we will ask the tenant to pay a deposit. This will be retained until the end of the contractual or occupation period, by this firm within the conditions of the insurance based tenancy deposit scheme we use, The Dispute Service Limited.

Should you wish to use your own tenancy deposit scheme, we can arrange for the deposit monies to be paid direct to you, in order that you can register them.

We would also ensure that any necessary certificates for appliances were on file prior to the commencement of the tenancy.

Where possible a standing order mandate will be set up for all future monthly rent payments to be paid direct to Force and Sons and once received, will be forwarded to your nominated Bank/Building Society account, after the deduction of any agreed charges. During the period of the tenancy the property will be inspected regularly to ensure that it is being properly maintained and we shall, of course, advise you of any repairs or maintenance required and make arrangements, with your authority, for work to be carried out by suitably qualified contractors.

We would collect a deposit from the tenant at the beginning of the tenancy which will be retained until the end of the contractual or occupation period, by this firm, within the conditions of the tenancy deposit scheme. At the end of the tenancy a final inspection of the property will be made and once agreement has been reached between tenant and landlord, in line with the conditions of the particular deposit scheme being used, the deposit monies would be released.

We would also deal with the final utility accounts to ensure that the final accounts are sent to the tenants, at their new address, for settlement.

 

Letting Only Service

For the letting only service, we would carry out all of the above up to handing the keys of the property to the new tenant. From that point onwards you would be managing the property yourself.

We would collect the initial months rent and deposit monies, with all future monthly rent payments being paid to your Bank/Building Society account by way of a standing order mandate, which would be set up at the commencement of the tenancy. You would deal with any problems the tenants may experience, along with arranging the necessary repairs. You would also have to arrange for the annual servicing of appliances/boilers, obtaining the necessary certificates and forwarding these to the tenants.

If you should require assistance at the end of the tenancy in relation to checking the inventory and releasing the deposit, we would be happy to liaise between you and the tenant(s), for which there would be an additional charge.
